Space Allotment Procedure:
Technopark maintains a queue system to manage the daily enquiries for space received by clients belonging to various business models from the IT/ITES companies. A separate space request queue for food court enquiries and commercial shops and establishments enquiries are maintained. IT space requests are maintained as two major queues viz, (i) for SEZ and (ii) for Non-SEZ. Food court and other commercial shop space requests are maintained campus-wise. Technopark accepts space requests only through online mode. Once a prospective client apply for IT/non-IT space through ‘the online space request application portal’ which is displayed in the home page of the Technopark website, immediately a space request ID is created.
The online system has brought in better visibility/transparency, and it helps applicants to track their application status movement. The space requests gets reflected in the Technopark website on a ‘real-time basis’. Technopark has also listed ‘space surrender list’, ‘cancellation of space list’ and ‘space allotment list’ for the last two years on the website. ‘The Ready Available IT spaces’ are also displayed on the website.
The space requests queue maintained is periodically vetted with the applicants (every 6 months) to ascertain their interest in the space. Through the vetting process, inactive space requests in the queue are identified and removed/cancelled.
In case of any clarifications, prospective clients are free to reach out to The Customer Relationship Department of Technopark, Park Centre building at 0471-2700222 or email: response@technopark.org and vasanth.varada@technopark.org
Technopark Space Management committee evaluates the business/company profile at the time of the space availability, verifies the documents submitted and subsequent space allotment is done. The decision of allotment of space within Technopark Campus is under the sole discretion of the Technopark Space Management Committee.
Please Note:- The Applications that got the lease agreement executed for the space are taken off from the Queue System on a ‘real-time basis’. The "not interested" by the client/rejected applications are removed from the queue and not retained.
Steps followed (Space Allotment):-
A) The online space request shall be submitted through the online link shared: https://technopark.org/space-request. Space Request ID is created.
B) Technopark accepts/rejects the application (verifying the initial documents) within 48 hours.
C) On Application acceptance by Technopark, the space request is displayed on the Technopark website on a ‘real-time basis’.
D) Applicants can track the application movement status in the queue.
E) One Time Change (OTC) is accepted against the initial space request date of the IT/ITeS company. This feature helps companies to change their lower/higher range in ‘square feet’/’seaters’ for one time. OTC helps to accommodate the changing business requirements of IT/ITeS companies when it comes to space. OTC is applicable only for IT/ITeS companies and not for food court enquiries and commercial shops/establishments. Exercising OTC, one cannot change an initial request from one queue to another. OTC feature is strictly limited within the queue.
F) One More Chance (OMC): Prospective client in the queue can exercise OMC if the IT/ITeS company wish to pass the space offer made by Technopark for one time to the next client by keeping his position in the queue intact as per the initial space request date. OMC is queue-specific. OMC, once exercised by the client, he can park his initial space request up to a month’s time if he wish to do so. The request will get active in the queue after the client’s preferred time or a month’s time (by default) from the date of exercising OMC. A month’s time is what the client can opt for as his maximum period.
G) On a suitable vacancy arises, the Customer Relationship department of Technopark reaches out to the prospective client as per the queue standing.
H) Due to any reason, once the space is offered to a prospective client in the queue and if the client rejects/not willing to accept the offer at that time, then that space request will stand as cancelled. The client is free to place a new request any time later.
